Fractional ownership, a new way of living E-mail
Friday, 05 October 2007
By Diane Eagle

Fractional ownership, which has enjoyed great success in resorts like Aspen and Vail in Colorado, is on the cutting edge in Mammoth, or even a little ahead of its time. For people around the world who are accustomed to a certain way of living and vacationing, fractional ownership is a natural, providing a “hands-free” experience. Arrive at 80/50 or Tallus in Mammoth and you never have to lift a finger—just focus on relaxing, restoring and indulging in your vacation.

According to George Fowler, the concept of fractional ownership is not fully understood by both realtors and poetential homeowners. Fowler’s sales team at Coldwell Banker Mammoth Real Estate has brought a full-scale, dynamic approach into the sales of Tallus’ Private Residence Club.
Fowler says the average homeowner uses a second home about 30 days a year, which leaves 335 days of non use, wear and tear, alarm systems to be triggered, freezing pipes, etc. Fractional ownership can meet the demands of that second homeowner by removing the burden of maintaining and repairing a second home.
Tallus offers one-sixth and one-twelfth ownership shares in its collection of individually crafted luxury estates. “It brings together all the benefits of home ownership with the luxury and service you would find at a five-star resort, providing the unique convenience of a larger home with services and amenities,” states the electronic brochure, “Discover Tallus.”
Each one-sixth share owner receives a generous helping of usage each year, with five guaranteed weeks that can be used separately or consecutively. Owners of a one-twelfth share are guaranteed a summer week and a winter week. In addition, space available vacations allow additional usage based on space available. Tallus fractional ownership offers luxurious design superior construction; a members’ clubhouse with heated indoor saline swimming pool, and spa fitness center; business center and wine cellar; concierge services; and shuttles to ski slopes and around town. With full maintenance and repair handled by the club, each owner can simply relax and enjoy his/her vacation home.
An owner’s personal belongings are stored and when arrival is imminent, they are brought to the home, all warmed up and welcoming.

ns, business and entertainment minded people, 80/50 appeals to families. “Our owners at 80/50 like to be in the Village, near the heart of what goes on in Mammoth,” says 80/50 Sales Director Dana McCray. There’s a private walkway to the Village Gondola building, and homeowners can go back and forth with ease. Access to skiing, dining and shopping is immediate and no-fuss.
Tallus’s large entertaining friendly houses dovetail nicely with 80/50’s one, two and three-bedroom condos.
Many of the 80/50 amenities are the same as Tallus, with car service, 24-hour valet, storage of personal property, wine cellar, parking. The 80/50 rooftop features copper roofing, two 21-person Jacuzzis, a lounge, massage rooms, steam, sauna, locker rooms and fitness room. Even better than those amenities is the view, across the treetops to the mountains beyond. One of the most delightful ownership benefits is the private chef who will come into a condo and prepare meals especially for you.
Fowler says fractional home ownership is the wave of the future in Mammoth. Since the first one appeared in Deer Valley, Utah, more than 10 years ago, at least 200 have come onto the market in the United States. “It provides great corporate as well as personal opportunities,” Fowler says. “Folks look at usage rather than whole ownership.”
Tallus and 80/50 are are pioneers in an ongoing market.
