Leasing launched at new Mammoth Airport Center

The owner, Resco Development, Inc., broke ground last summer and is in the process of completing the final details for the center. It is a new product type for the Mammoth area, dovetailing efficiently with the Dec. 18 opening of commercial flights into the nearby airport and disguised from the highway behind a landscape barrier wall required by Caltrans. “Aesthetically, it's a very nice building,” said Shields Richardson, broker for the property, which is accentuated by attractive big pine wood. “It's clean. It's very well built. All up to the class 4 codes and what-have-you for earthquake.” There are six industrial business suites with office and display space in the front “A” building that faces the Sierra Nevada and distant Minarets that could accommodate future rental car agencies, for example, or snowmobile showrooms. The suites range in size from 3,010 square feet to 3,470 square feet. Behind the “A” building are 17 warehouse/storage units in the “B” building in two sizes of either 450 square feet or 525 square feet that are intended for recreational storage such as motor homes, ski boats, fishing boats, or stackable business storage.
Richardson said that he has received a lot of calls since leasing was advertised. He doesn't yet know what the future plans are for developing the adjacent property. Resco Development came out of the gate first, he said, and built a good looking property. “I think it's going to set a standard for other people.” Indeed, the Mammoth Airport Center is a new product type for the area. It is similar to what was built three miles from Aspen, Colo., near the airport there. Located on county property outside the town of Mammoth Lakes, the airport center is governed by mixed agencies. “The town has some jurisdiction,” Richardson explained. “We are marketing of course to members of the construction trade in Mammoth, and to the airport and whatever business that the airport might bring in – rental companies, that kind of stuff.” He said the front building will be ideal for construction trades, carpet companies, cabinetmakers and lifestyle businesses such as snowmobile showroom. Richardson believes there is going to be an Enterprise Rent a Car at the airport. But as more and more flights come in, the airport won't have adequate facilities for more than one rental car agency, in which case the overflow could be accommodated at the Mammoth Airport Center. No leases have yet been signed. The public is invited to an open house on Aug. 29 from 11 a.m. through 4 p.m.
